*Pricing notes. Per-sqft pricing is for flat flooring only. Stairs are priced separately at around $175 per step for LVP (see our stairs pricing page for details). Carpet removal is fully included in the all-in price. Removing other flooring types (laminate, vinyl, tile, or hardwood) takes more labor, so we add a small per-sqft fee that we'll quote exactly during your free in-home estimate. No surprises after the fact.

Refinishing is not a universal reset. The usable wood above the tongue or core, the type of damage, the finish system, repair areas, and cure requirements all need to be known before the floor is sanded.
Is the floor refinishable?
Solid hardwood is often a candidate, but prior sanding and board condition matter. Engineered hardwood depends on the remaining wear layer. We inspect before promising a sanding scope.
Finish and coat decisions
Stain color, sheen, finish chemistry, coat count, and cure time affect the schedule and when furniture or normal traffic can return.
Dust and repair boundaries
Dust containment reduces airborne dust but is not described as dust-free. Deep damage, loose boards, pet stains, and water damage may need repair beyond standard sanding.
Refinish or replace
Refinishing fits surface wear on usable wood. Replacement may be the sounder path when the wear layer is exhausted, boards are structurally damaged, or the buyer wants a different material.
