*Pricing notes. Per-sqft pricing is for flat flooring only. Stairs are priced separately at around $175 per step for LVP (see our stairs pricing page for details). Carpet removal is fully included in the all-in price. Removing other flooring types (laminate, vinyl, tile, or hardwood) takes more labor, so we add a small per-sqft fee that we'll quote exactly during your free in-home estimate. No surprises after the fact.

What decides a hardwood installation
A hardwood quote should settle the product, the conditions below it, and the installation method before work begins. It should also make clear whether you need new flooring or refinishing of wood you already have.
Solid or engineered hardwood
Solid wood and engineered wood are built differently. The room, subfloor, grade level, desired plank, and future refinishing expectations determine which construction fits.
Moisture and acclimation
Wood moves as site conditions change. We inspect the subfloor and plan acclimation around the selected product and the actual room rather than using one universal wait time.
Nail, glue, or floating method
The product and subfloor determine whether the floor is nailed, glued, or floated. The method affects prep, transitions, sound, and the written scope.
New installation or refinishing
This page owns new hardwood installation. If the existing wood has enough usable surface and the issue is finish wear, refinishing may be the smaller project.

There is no single lifespan we can promise across species, products, rooms, moisture conditions, traffic, and maintenance. Solid hardwood may allow future refinishing; engineered hardwood depends on its wear layer and construction. We identify the product before making that comparison.
Hardwood vs LVP: which should I choose?
Choose based on the room and ownership plan, not a universal value claim. Hardwood gives you a real-wood surface and potential future refinishing. LVP resists surface water and usually needs less day-to-day care. We compare the actual products and site conditions during the estimate.
